One of the main reasons, if not the main reason, why a home does not sell is improper pricing. Typically a real estate agent will pull up comparable home sales in the area, from the MLS or other search sites, match them up with what you own, and come up with a sales price. Another common strategy is to visit a site like Zillow.com and see what Zillow has estimated the value of your home to be. Zillow calls it a Zestimate. Then the agent will price the home accordingly. Or, you as the Seller will tell the agent what you want to pocket on the sale of your home, and your agent will go along with it, whether the market supports such a sales price or not. After all, they want to get your business, and sometimes debating the worth of your home, and possibly insulting you, is not the way to go about that. So, here is a question for you. If these forms of “appraising” the value of your home are so spot on, then why does the bank, when lending money to the Buyer of your home, not simply accept the sales price at face value believing that it will support the value of the loan? Why does the bank go and contract an independent Licensed Appraiser to accurately determine if your home is worth what the bank will be loaning on it? Because the approaches described above where an agent, or a Seller, estimate the worth of your home are not accurate. Have you considered what would happen if your home sells at the sales price the agent came up with, and the bank does not agree that your home is worth that sales price? The Buyer will either have to come up with a lot more down payment, which is sometimes not possible, to make the amount of what the bank is lending less. Or, you as the Seller will have to drop your sales price. If neither of the above are done, the deal is lost. All that time has been wasted. So, what makes us different at Cherokee Lake Realty in pricing your home? We will have your home professionally appraised by a Licensed Appraiser and use that information to accurately price your home when we list it for sale. We will pay for the appraisal. We don’t take a call from a potential buyer and/or their agent and simply direct them to your home to look around. What is common in our industry is that a combination/key lockbox is placed on your door, so that any of the hundreds of local agents can enter your home with that combination. With all due respect to our fellow agents, many times it will be a total stranger that is entering your home with their client (a client that they may have just met). And, yes, this is normally how it is done in the real estate industry. There are documented cases, country-wide, of theft and/or vandalizing having been done by rogue agents and/or their clients. You don’t believe us, google it. This is harsh, we realize, but it is the dark nature of our society that we are living through now. What makes us different? Our pledge to you is that we will never allow ANYONE to enter your home without us being present for that showing. The safety of your home and belongings are our responsibility, not another agent’s. We represent you. We will be present at EVERY showing of your home. Another advantage of always being present during a showing is that we can SELL your home. No one knows your home better than you. Have you gone through a real estate magazine and put it down, because your eyes got tired of reading all the thumb size ads? A magnifying glass would have come in handy. How can you make your home’s ad look enticing when you are displaying only a small photo of your home and just a two-sentence description in what is typically very small type size? You can’t. Cherokee Lake Realty will guarantee you at least one full page ad promoting your home. Only of your home. Plenty of space for a nice photo, or two, or three, and room for more than a two-sentence description of your home. We may even place your home on the cover of the leading real estate magazine, as we have done for a majority of of our clients.
CHEROKEE LAKE REALTY WILL WRITE A THOROUGH WRITTEN DESCRIPTION OF YOUR PROPERTY ON ALL ADVERTISING.
The MLS, Zillow, Realtor, Trulia limit you to how many words you can use to describe a home for sale on their sites. Typically, 2,000 words/characters of written advertising are permitted. Guess how many we use. The maximum allowed number of 2,000. The average written description used by other real estate firms is 454 words/characters on their ads. These abbreviated descriptions generally refer only to generic information such as how many bedrooms/bathrooms a home has. Whether it has a laundry room, garage, or basement. And, perhaps, the lot size. How is that going to set your home apart from the other 500 homes being advertised in your area? If, you’re given 2,000 words to advertise your home, why not use them? Why abbreviate the description of what you are trying to sell? Is your real estate agent rushed for time because they have too many listings, are spread out too thin, and just don’t have the time? Is it because the real estate firm you are using does not have an editing/writing team to describe your home effectively, and the agents themselves are doing the writing? Are they more concerned with spending their time on getting the next listing, and not focusing on yours? Lots of reasons out there as to why this is done. But, do these excuses make you, as the seller, feel warm & fuzzy? Do you want shortcuts when it comes to selling your home? What makes us different? Our pledge to you is that at Cherokee Lake Realty, if we are allowed 2,000 words/characters to describe your home, we will use all 2,000 to describe your home. Listen, and please, this is critical. We don’t take on hundreds of clients’ listings. In the personal interaction world of real estate, you can’t do a client justice, and give your client your all, when you have too many clients. As the saying goes, you get really good at doing one thing a thousand times. Not by doing a thousand things one time. We understand that the bottom line is important to the success of a company. We understand that the philosophy of the majority of real estate firms is to take on a large number of listings. It is a numbers game. The more listings they accumulate, the more real estate signs they place in front of these homes, the more will sell. But not all homes sell that easily. The name of the company may be Cherokee Lake Realty, but we represent as many owners and buyers of non-lake properties as lake properties. In fact, we have sold more non-lake properties than lake properties. Let’s face it, there are more homes and land out there that are not surrounding a lake as those on a lake. The same principles and approach that we use for lake properties are used for non-lake properties. As some of our customer reviews will attest, our unique philosophy, strategy, and approach to selling real estate succeeds with any type of property. We own a manufactured home. A Clayton double-wide, built right here in Tennessee. We had the home listed with another real estate firm for a year and they were not able to sell it. So, we wanted to see if another company would do better. We had seen Cherokee Lake Realty signs all over town with SOLD on them, so we gave them a call to see if they would be interested in listing our home. Our home is not on Cherokee Lake or any other lake for that matter, and it’s not an expensive home so we weren’t sure if they would even be interested in representing us. The owner of the company came to visit with us to answer our questions. He said he would take the listing on personally and explained what they would do differently than what the other real estate company did, and how this would get the home sold. Well, it worked, he got it sold. We are relocating to a different part of the state, but if we were looking for another home in this area, we would only consider using Cherokee Lake Realty.

I called Cherokee Lake Realty to see if they would be interested in selling my lot. I had it for years, probably paid too much for it, since it was not lake front, and had an odd shape. They agreed to list it, advertise it, and in a couple of months they presented me with an offer. I wasn’t to keen on the offer so they negotiated on my behalf with the buyer. After a couple of counters a price was agreed upon and it was sold. I am in sales, so I know what a good sales job looks like, and they fit that bill. Good company, good customer service, good follow up. And, like another review on this site said, they do what they say they will do. Which I hate to admit is rare in the sales industry today. I give them five stars.
We had our home listed with another real estate firm and they couldn’t sell our home. We stopped at the office of Cherokee Lake Realty and talked to them. They convinced us they would sell our home. They explained how they do things different than other real estate companies. Honestly we didn’t know if it would work or not. We were very disappointed that our home had not sold, there had not been much of an interest, and didn’t know if we wanted to go through this again. I don’t want to write too long of a review, but let’s just say they did sell our home. In fact they sold it twice. The first sale, the buyer was moving here from Florida and that fell through. The second buyers are a wonderful couple that moved here from California. There are other homes in our subdivision that were for sale before they listed ours, and they are still for sale. I don’t know why that is, but we were in the same situation. So, for anybody that is reading this that lives in our area, if you want your home sold, give Cherokee Lake Realty a call. They will sell it.
I build homes for a living. Buy land, develop it, build homes, and sell them. Single family, townhomes, condos, you name it. Over the years my company has dealt with a over a hundred real estate companies and agents. I don’t want to mention any names and ruffle some feathers, but I have done business with all of the national companies and some of the smaller ones. Cherokee Lake Realty is the best company I have ever done business with. They sat opposite from me on transactions where they represented the owners of land that I purchased. And they represented my company in selling a few homes. Their approach to advertising is the most thorough I have ever seen. And as I said, I have dealt with quite a few real estate companies. Not only is their advertising the best, but the way they sold my homes was exemplary. The man that owns the company, again I don’t want to mention anyone by name, could teach a course on selling or sell a book on the subject. This is an inside joke, but I called him the “Michael Jordan” of home selling. And I meant that.
Cherokee Lake Realty found us our dream home on the lake. We are from New York and had looked for a lake home in Tennessee for the last nine months. After much researching we settled on Cherokee Lake. We stumbled across Cherokee Lake Realty, saw a lot of their signs, and decided to give them a call. We had talked to some other real estate firms before and not really gotten anywhere. We told them what we wanted, how much we wanted to pay, and they said they would find us something. Well they did. And for $32,000 less than we had budgeted for. Good company and good people. We told them that our children were also thinking about relocating here and we would recommend them. And for anyone that is reading this review, if you are looking for your “dream home” call them. The fact that we would recommend them to our children should say it all.
I was selling my home on my own, for sale by owner. I had seen the advertising that Cherokee Lake Realty had done so I called them. After talking with them I came to the realization I was selling my home too cheaply. The only reason why I did for sale by owner is that I did not want to pay someone a commission and I figured I could do this on my own and make more money. Well, as I mentioned, I had already made a mistake in not really knowing what my home was worth. As they explained to me pricing is important. You don’t want to overprice the home but you also don’t want to underprice it. They explained to me that you can defend yourself in court or hire an attorney. You can pull your own teeth or go to a dentist. You can do your own taxes or go to a specialist. In all cases you might succeed on your own, but if you make a mistake, good luck. Yeah, all this made sense, so I went with them. Guess what, they were right. They successfully sold our home. Got more money for it than if we had done it on our own, EVEN after paying them their commission. Good company. They do what they say they will do. I recommend them. Especially if you are considering selling your home on your own. Talk to them first. I’m glad I did.
The best real estate company we have ever done business with. The hardest working real estate agents. Seven days a week, Fourth of July, Fathers’ Day, whenever they needed to be present at our house they were there. Whatever needed to be done, they did. We used them to sell our house on the lake and we used them to represent us in buying the new one. We are in our 70s, I am a Vietnam Veteran, have owned our own business for years, and have done business with a lot of real estate companies and I tell you we have never seen anything like what they do. If anyone needs a reference on them, have them give you my number. THEY DO WHAT THEY SAY THEY WILL DO. And that is hard to find nowadays.
Cherokee Lake Realty did everything they promised to sell our home. We are leery of salespeople, and when their real estate agent told us what they would do to promote and sell our home, which was more than other real estate companies do, we had doubts. Well, they did everything they promised. They ran full-page ads in real estate magazines. They hired a photographer to take aerial photos. They consistently marketed our home. They had an agent present at EVERY SINGLE showing of our home. And, we had quite a few, even during the pandemic. Weekdays, weekends, whatever the time, they had someone available to show our home. And, when we received an offer, they negotiated on our behalf to get us the price we wanted. But it did not stop there. When the buyers had a home inspector visit the home, they were there. Typically, you see the buyers have representation during this step, but it was only Cherokee Lake Realty’s agent that was onsite. Same thing when the lender for the buyers sent an Appraiser, they were the only one that had representation present. Cherokee Lake Realty stayed with us through the whole home selling process, all the way to the closing. We are moving out of state and they actually helped us get financing for a home that we were purchasing out of state. We will probably never need their services again since we have relocated to a different state. But, if you are reading this review, and need to list your home for sale, or look for a home to buy, since they represent buyers too, hire Cherokee Lake Realty. We are retired, and this was not our first rodeo. So, trust us on this, we have never experienced the service they provided by any other real estate company. We always provide reviews on companies whose services we have used, both good and bad. This is more than likely the last review we will provide on a Tennessee company, so let us say this, without a shadow of a doubt, if you ever need a real estate company to represent you, hire Cherokee Lake Realty.
My 90-year old mother is in assisted living and I have been paying for her housing with my savings. For anyone that has had a relative in assisted living, you know that it is very expensive. I am a widow, and when I realized that my savings were running out, I made the decision to sell her vacant home. It is an older home, not expensive, but the proceeds of the sale would allow me to continue paying for her needs. I was put in contact with Cherokee Lake Realty through a friend. They assured me they would sell my home and get me the money that I needed for my mother. Three times it was sold and three times the sale fell through. I actually thought that Cherokee Lake Realty would not bother with it anymore. They put so much time into those sales that it would not have surprised me if they had just decided not to fool with it any longer. After all it was a very small sale. But they assured me they would not, and they would keep at it until we found a buyer that would qualify for the purchase. And, guess what, they sold it! The day of the closing I told them I would not believe it until it was done. Well, it was done, and I got more money than what I thought possible! For anyone that is reading this and is considering hiring a real estate company, I can’t say enough good things about Cherokee Lake Realty. I had never done this before, I am alone, and they made me feel like a member of their family. I rate Cherokee Lake Realty a five-star company or score them a ten, or whatever the highest score I can give them. They are amazing!
