To answer your question, no we don’t just exclusively list Cherokee Lake properties. We have actually sold more non-lake real estate over the years than real estate that is on the lake. Let’s face it, there is more land, and homes, that are not on the lake than the other way around. As an example, in the last 30 days we have sold two homes and three lots. None were on Cherokee Lake. Obviously, the Cherokee Lake area is what brings a lot of out-of-state buyers here. And I did name the firm Cherokee Lake Realty for a reason. So, we do a bunch of Cherokee Lake business. But, if your non-lake home and/or parcel of land are within the areas we specialize in, we will consider listing it for sale. Our approach to listing and selling real estate is what brings sellers and buyers to us, whether the property is lakefront, lake view, or a few miles away from the lake.

This region offers so much variety beyond just Cherokee Lake. Mountain views, rivers, creeks, agricultural vistas. There are so many types of homes and parcels of land within this area. We have sold manufactured homes, cabins, million-dollar homes, quarter-acre lots, 40+ acre parcels of land, new construction, and historic homes built in the 1930’s. We have sold homes on the lake, on golf courses, and in the middle of nowhere as they say. Every single type of property has an element that makes it unique. Our job is to identify what makes your real estate unique and convey this to a potential buyer through our marketing campaign. So, again, to answer your question, we don’t just list properties on Cherokee Lake. But as I’ve written in a previous column, we don’t accept every single listing that we are offered. It being lakefront or lake view is not the deciding factor as to whether we list it. Just as we expect you to be selective in who represents you, we are also selective in the listings that we represent. The deciding factor in us taking a listing will always be… do we feel we can successfully sell your property for the sales price you are seeking. If the answer is yes, we will take it on.
