WHAT IS THE BEST TIME OF THE YEAR TO SELL MY PROPERTY?

There is a necessity, that we all share, going back to the days of the cavemen… shelter. A roof over our heads. Every family is constantly evolving and looking for different types of shelter – housing. First time home buyers. A growing family that needs more space. Empty nesters who need to downsize or change their home’s layout because of health reasons. A job change. Retirement. You get the point. And this goes on throughout the year all over the country.

We may think that spring is the best time to list our home for sale because folks are out and about. Or later when kids are out of school and a potential buyer is thinking about changing school districts. Or during summer break when folks are traveling and visiting destinations that they are scoping out for relocation. Well, all this is correct. Winter is correct too. Our milder winter temperatures, compared to up north or out west, brings folks into town also. The believe that winter is not a good time to sell your home, tends to keep sellers from listing their home. But this also means that as a seller, if you do list it, you have less competition. There is less inventory available. Your property will stand out that much more. Cherokee Lake Realty has sold homes in December, during Christmas week. In January and in February. Remember, all it takes is ONE buyer. You are not trying to sell your home ten times. Just once. And the fact that our local area has become such a desirable location for people from all over the country, millions of folks, any time of the year could become the moment they look at your home. But you can’t sell it if it is not advertised as such.

So, if you have decided to sell, put the word out, regardless of the time of the year. Think of fishing. You have a better chance of catching something if your hook is in the water. Without bait, don’t expect the fish to jump in the boat and tell you to eat them. So, if you want to sell your home, tell the country that it is for sale.
