I answered a similar question in this column a few weeks back. That house had not sold for six months, and the sellers were frustrated. Hopefully, you read the answer I wrote. If not, here’s a summary of what I wrote.
Has everything been done to sell your home by you and your agent? Is it well marketed? Is there plenty of advertising? Great photographs? A vivid description of why your home is special in all ads? Well represented by your agent when showing your home? What about pricing? Does the price properly represent your home’s condition, location, and the current real estate market? If you answer yes to all these questions, then we are back to your question. To continue to list or to drop the listing?
I suggest you continue to list your home. Here’s why. East Tennessee has become one of the most desirable places to relocate a family to from all over the country. If not the most desirable. At this very moment that you are reading this there is someone in New York, California, Florida, one of the other 47 states that is selling their home and looking at us as their dream destination. So, what happens if they’re looking for a house to buy and they don’t know your home is for sale? How are they going to know this if your home is not listed and advertised? Unless they know someone, who knows you, and tells them you will consider selling your home. What are the odds of that? Here is a funny, but vivid example. Do you fish? When you go fishing do you place a line in the water with bait, or do you just sit in the boat waiting for a fish to jump in? Well, not advertising your home is like waiting for that fish to jump in your boat and telling you to cook it. You get the drift? Renew your listing, review your pricing, and continue to attend to all that is necessary in properly marketing your home. Then, you’ll have a better chance of catching that big fish. Remember, all you need is one fish, one buyer.
